New Property Owner FAQs
Today we’ll address some of the most frequently asked questions, many times from newer property owners, around Innsbrook.
How do I get in and out of Innsbrook?
- Car stickers – You need to get a new car sticker each year by March 1. There is a form that comes with your annual property assessment letter in early December. You must fill out the form and mail it back to receive your car stickers. When the payment and form are processed, your requested stickers will be mailed to you. New owners: your agents will give you your stickers after closing. If you worked with a non-Innsbrook real estate agent, you will need to come to the Property Management Building to get your stickers. New and replacement stickers can be picked up at any time during the year at the Property Management Building.
- Keycard – The only manned gates or entrances to Innsbrook are the Main Gate on the east side of Highway F and the West Gate on the – well, west side of Highway F. There, security will open the gates when they see your car sticker. Other entrances include the following unmanned gates:
- Linden Entrance, Schuetzenground Road (western border of Innsbrook)
- Konstanz Entrance, Stracks Church Road (east of Alpine Lake)
- Aspen/Property Management Entrance, Highway F, south of West Gate
To get into Innsbrook through an unmanned gate, you need what’s called a keycard. It’s about the size of a credit card and you swipe it in front of a little black box found near each gate to make the gate swing open.
How do I set up my utilities?
When we get your paperwork after you close on your property, your water and alarm system will be activated, since those services go through Innsbrook. To set up your phone/internet and turn on your electricity, you’ll need to call CenturyLink and Cuivre River, respectively. Contact information:

Where can I dock my boat?
You can keep your boat at your place if you have a private dock. Otherwise, there are marinas located on Lake Aspen, but you will need to secure a boat slip. The current wait for a boat slip is approximately 7 years. Get your name on the waiting list by contacting Rick Schmitt at 636-928-3366 ext. 163.

Do I get mail out here?
Property owners who live full-time in permanent residences can get mail at Innsbrook by contacting the Wright City Post Office. Chalet or other part-time owners who are not here year-round cannot get mail here (you can only have one address, which will be your full-time residence).
What is the difference between the Services and Property Management departments?
The Property Management department oversees the maintenance and repair of common areas at Innsbrook – the lakes and marinas (not private docks), the roads (not driveways, just IBK roads). The Property Management Building is located near the Aspen Entrance on Aspen Woods Dr.
The Services department is who you’ll want to see if you want something repaired or improved on your Innsbrook lot or in your chalet, condo, cottage or home. The Services Building is located in the small brown building behind the real estate/sales office on Aspen Way Dr. Click here to see a list of services that they offer.
What do I need to do if I want to make improvements or additions to my chalet?
In most cases, you will need a building permit to construct or change anything on or about your Innsbrook property. This can be obtained in the office of Rick Schmitt at the Property Management Building. You can reach him at 636-928-3366 ext. 163. What do I need to do when I leave my chalet for the winter or week?
- Winterize (October 1 – May 1) – You can winterize your chalet yourself or ask the Services department to do it for you. Find out more about the process on pages 10-11 of the Property Owner Guide: www.innsbrook-resort.com/pdf/Prop_Owner_Guide_2011.pdf.
- Warm Weather Preparation (May 1 to October 1) – There are also steps you need to take during the summer. You can find those on page 10 of the Property Owner Guide.

How do I get a copy of the Innsbrook phonebook/directory?
In order to get a copy of the phonebook, you must opt to have your contact information included in the phonebook. Forms requesting your information and if you would like to be listed will be mailed to you each spring.
How can I stay in-the-know about everything going on at Innsbrook?
We publish a weekly newsletter called The Village Views (you may hear it called the “weekend flyer” by some longtime property owners) that contains upcoming events, news and notices, nature information, hours of operation, contact information, and everything you need to know during your upcoming weekend or week at Innsbrook. Pick up a copy at the Main Gate, Linden Entrance and the West Gate Entrance. They are also available at the Clubhouse, Property Management Building, Aspen Center and Real Estate office. In addition, you can sign up to receive the newsletter via email.
How do I find my way around this place, and find the milestones I hear other people talking about?
You will certainly want to pick up one of our development maps. Maps are available at the Property Management Building, Main Gate, Real Estate office or Aspen Center. The map shows all the streets, lots and lakes, hiking trails and trailheads, beach areas, gates/entrances, horse trails, marinas, trash and recycling depots, sports courts, mail kiosks, as well as:
