As a new property owner at Innsbrook, you may have several questions about getting settled. This FAQ page provides answers to common inquiries about access, utilities, boat docking, mail services, and more. Explore the information below to ensure a smooth transition into your new community.

How do I get in and out of Innsbrook?

Car Stickers

Residents and close family members of homeowners may apply for a gate pass/RFID sticker for their vehicles. A gate pass reduces the need to go through manned security gates. Upon closing on your Innsbrook home, you may fill out a sticker request form. New owners receive two free stickers. Additional stickers are $15/each. The form is included with your early December annual property assessment letter. Fill out the form and mail it back to receive your stickers. New owners receive stickers from their agents after closing. If you worked with a non-Innsbrook real estate agent, visit the Property Management Building to get your stickers.

Security Gates

Innsbrook Resort has seven gated entry points, some of which are manned by Innsbrook security officers, and some are only for homeowner or guest entry (those who have RFID gate passes or a rental code). All guests must check in first at the Main Gate. This helps us capture data on who is arriving and leaving, with info on their license plates, guest authorizations, etc. The Main Gate is manned 24 hours/7 days per week. West Gate is also manned 8 a.m to 4 p.m. every day.

The seven gates are our gated entry points: Main Gate (near the Market café and admin buildings), West Gate (near the stables), Aspen Gate (near the property management building), Arlberg Gate (near the Charrette Creek Commons), Konstanz Gate (off), Linden Gate (off Schuetzenground Rd.) and Tyrol Gate (entry to the Tyrol section off of Stracks Church Rd.).

How do I set up my utilities?

Water/Alarm System

Activated through Innsbrook after closing.

Telephone/Internet

Contact CenturyLink at 1-800-366-8201.

Electric

Contact Cuivre River at 1-800-392-3709.

Alarm System

Contact Innsbrook Security at ext. 400.

Where can I dock my boat?

  Private Dock

If your property features a private dock, you are welcome to keep your boat there. Owners with boats at private docks do not have to remove their boats for the winter unless they want to.

Marinas

There is a common marina on Lake Aspen, but the boat slips are wait-list only. There are no open slips currently, and many people are waiting. Slips cannot be sold along with a property, as they are the property of the Innsbrook Owner’s Association. Owners may not transfer slip to another person. Owners who want to give up their marina slip may contact the Owners Association office at 636-928-3366 ext. 9180. Once an owner gives up a slip, to get a different one, they will be put back onto the waiting list in the order requests are received.

Owners who have boats in common marinas must have their boats removed for winter on or before November 1. Boats may be put back in for spring and summer on or after April 1. Those watercraft that have not been removed by the deadline will be removed by the Owner’s Association and charged a removal fee by DNI. Owners may also pay the Owner’s Association to remove and store boats, as needed. Please contact information@innsbrook-resort.com or harry.harisberger@innsbrook-resort.com to request this service.

Do I get mail at Innsbrook?

Full-Time Residents

Part-Time Owners

Cannot receive mail at Innsbrook.

What is the difference between the Services and Property Management departments?

Property Management

Maintains common areas like lakes, marinas, and roads. Located near the Aspen Entrance on Aspen Woods Dr.

Services Department

Handles repairs or improvements on your Innsbrook lot or residence. Located behind the real estate/sales office on Aspen Way Dr.

What do I need to do if I want to make improvements or additions to my chalet?

In most cases, you will need a building permit to construct or change anything about your Innsbrook property. This can be obtained from the Construction Department at ext. 9815. For more information, see the Architectural Guidelines for Homes and Chalets in the Rules & Regulations section of our website.

What do I need to do when I leave my chalet for the winter or week?

Winterize (October 1 – May 1)

Do it yourself or ask the Services department. Details on pages 10-11 of the Property Owner Guide.

Warm Weather Preparation (May 1 to October 1):

Follow steps on page 10 of the Property Owner Guide.

How do I get a copy of the Innsbrook phonebook/directory?

We have a link available in the Explorer for you to view the Innsbrook phonebook/directory. You can opt to include your contact information in the phonebook. Forms are mailed each spring.

How can I stay informed about everything at Innsbrook?

Newsletter

The Explorer is published weekly. It includes events, news, and notices. Pick up a copy at various locations around Innsbrook or sign up to receive it via email.

How do I find my way around Innsbrook?

Development Maps

Available at the Property Management Building, Main Gate, Real Estate office, or Aspen Center. The map includes streets, lots, lakes, hiking trails, and more. You can also download an online version of the map by clicking here.
