May 25, 2016
The new Summerhaus Grille at Charrette Creek Commons will open for lunch and dinner this Friday, May 27, from 11 a.m. to 9 p.m. The bar/patio will be staffed and open during that time. Please note that the swimming pool will be closed during this time, with an official opening on Saturday, May 28 at 11 a.m.
The new eatery's dining area overlooks the pool and concert field.

Beginning on Sunday, May 29, lap lanes will be open daily for swimmers from 6 - 10 a.m.
And the new fitness center is currently operational and open for use daily from 6 a.m. to 10 p.m.

Thank you to everyone who came out for the Open House event on May 14! The initial feedback we've received has been great. For those who couldn't make it, here are some updated images.
A beautiful new pool and lazy river are almost ready to open!
You can dip your toes in the sparkling water or lounge on the pool deck beginning Memorial Day weekend.
Fitness equipment has been delivered and installed in the Fitness Center, which should also be open for use beginning Memorial Day weekend.

Furniture is being delivered and assembled for the meeting room.
Flooring is in at the multi-purpose room. A large mirror will soon be installed on the wall along with yoga mats, exercise balls and more!

Here's your concert field, folks!
You can almost feel the cool grass between your toes on a summer evening as you dance barefoot under the stars.
Something else to look forward to are the new men's and women's restrooms that will be available for the pool facility and concert nights.
Work also continues on the entry gate property owners will pass through to access the swimming pool and lazy river.
We're getting so close! Make sure to join us for the open house event on May 14 for an exclusive viewing of the new amenities.

Innsbrook Owners’ Association staff and the trusted contractors we’ve partnered with on the Charrette Creek Commons project have been diligently working to make sure every detail is covered and ready for the facility’s opening!
Restrooms are nearing completion, flooring is being laid, kitchen and fitness equipment is on its way, and the sod for the concert field is being laid.
Stone has been added to the bar front of the Summerhaus.
On Saturday, May 14, we’re opening up the doors of Charrette Creek Commons so Innsbrook property owners can get a look at their brand new facility before it officially opens Memorial Day weekend!

The Summerhaus menu will have a range of items from healthy wraps to light and sweet funnel cake fries!

The rainy season is upon us, but we continue full speed ahead in our progress!
The tile border has gone up around the swimming pool.
Fencing has gone up around the entire pool area, overlooking the concert field.
Fencing continues around the patio area, which will contain plenty of seating for patrons of the pool eatery — the Summerhaus Bar & Grille.
The new ceiling fans that were recently installed reflect the outdoors-y vibe of the complex. These will assure you stay cool while perusing the menu for a summer snack.
Here, we look out from the pool deck, across the concert field and toward the Summer Breeze stage. This area will be sodded in time for the Memorial Day/Innsbrook Anniversary Party in 2016!

Spring arrived rather bluntly earlier this month – warm weather, rain storms and red bud blooms are all popping up around Innsbrook!
As the start of the season gets closer and closer, work on the facilities at the new amenity complex continues to advance.
The asphalt for the parking lot and the road that goes to it will begin the first week of May. Coats of paint are going up on the walls and flooring is soon to follow.

Innsbrook Owners’ Association staff are hiring lifeguards and scheduling fitness center classes – considering options like yoga, Zumba, and strength and stretch. There will also be paddleboard and swimming lessons offered and paddleboards available to rent from the facility.

With the increased traffic in and around Charrette Creek Commons, the intersection of Meadow Valley Dr., Farmhouse Dr. and Arlberg Pass (the new road that heads south to the amenity complex) will be made into a four-way stop.
The intersection circled in red will become a four-way stop in the near future.
Make sure to read this year’s annual property owner newsletter – Innsight – when it gets to your mailbox in May. It will contain details on event parking, hours of operation and other information that you will need to accommodate the move to a new venue.

Greetings on a dreary winter day! With the weather we have been experiencing, it feels as if Missouri decided to cram all of winter into a short couple of weeks!
Recent happenings at Charrette Creek Commons include:
Insulation and drywall have been completed in the East building. Mud and taping is going on now and there is electric in both the East and West buildings.
We plan to have a primer coat of paint on the walls in a couple of weeks. Drywall and insulation will go up in the West building in a few weeks.
And, the exteriors of both buildings are nearing completion.
Even though the progress on the buildings is exciting to see, we know you are looking forward to the opening of the swimming pool!
On that front, the coping/protective layer on the top edge of the pool and lazy river is nearing completion. The weather has to be a bit warmer before work can resume there.
The pool equipment has been delivered and is ready for action upon opening day!
Don’t miss your chance to leave a lasting legacy of your love for Innsbrook by purchasing a commemorative brick that will be placed at the complex. Funds raised from the bricks will be used to pay for Innsbrook’s first-ever children’s playground.

Rapid progress has continued throughout the winter at Charrette Creek Commons. Insulation went into the East and West buildings in the last week of January and drywall began going up on February 1.
The washers and dryers for the laundry facility have been ordered and detergent and bleach have already been delivered. Our Activities Director is seeking an Event Assistant for the season and our Administrative Assistant is hiring lifeguards for the pool facility, as well as ordering the equipment they’ll need and office equipment. Workers poured concrete for the fence posts around the complex.
These buildings and the people they employ, in addition to housing the fitness center, laundry, multi-purpose room and pool side grill, will support the logistical needs of the zero-entry pool with swim lanes and a lazy river, as well as the entire lineup of Innsbrook Owners’ Association activities such as concerts, camps and workshops.

It’s been nearly one month since our last update on construction progress at Charrette Creek Commons and work has continued steadily, everyday progressing closer and closer to the opening of the facility this year!
Now that doors and windows have been installed, rain, snow and cold can’t stop our work. Before the rain hit and winter truly arrived to Innsbrook, beautiful, natural-looking stonework was added to the buildings.
We told you last month that the pool crew shot gunite (a mixture of cement, sand and water applied through a pressure hose) into the main portion of the new swimming pool. Here's what that area looks like (after more than a few inches of December rain):
Here is another look at the overhang of the West building. This area will be open during Summer Breeze concerts to serve concessions and beverages (through the window that can be seen near the center of the photo).

We should have electricity in both the East and West buildings by the end of this week! Insulation and drywall will also begin going up by the end of this month.
Out in the amphitheater field, work on the concert stage continues.

A great deal of the progress is being made behind-the-scenes at Charrette Creek Commons. Not just the electric and plumbing, but the work of the Innsbrook Owners’ Association (IOA) staff that will oversee the facilities, who are fitting all the pieces into place that we need to get the gears turning at the facility in 2016!
The staff is creating schedules for pool and fitness center hours, workout classes and more.
IOA is also now accepting applications for numerous lifeguard positions that we’ll need to fill at the pool this year. Now that we're getting closer to summer, we're drilling down on the details room-by-room at the facility and we need your help! The main portion of the swimming pool has been dug and they plan to start pouring concrete on Friday, December 11! That portion is quite large, around 50 feet by 80 feet, so you'll have plenty of room to practice your breast stroke or just splash around.
We received some new aerial photos we wanted to share with you. These are from the morning of December 10:

As the camera points north over the area, you can get a pretty good look at the pool in between the two buildings. The concessions area will be under the overhang in the building on the left in this photo.
In the bottom right corner of this photo, you can see Charrette Creek, after which the facility was named.
Work has begun on the construction of the stage for the outdoor amphitheater and soon the fielded will be seeded with grass.

A name has officially been chosen for the new amenity complex: Charrette Creek Commons! Charrette Creek runs along the south of the complex area. In fact, the mouth of the creek at the Missouri River was a camp spot along the Lewis and Clark expedition route. Look forward to experiencing many new fun, family adventures at the Commons!

This is the entry building to get into the complex. It sits in between the East and West buildings and will have a gate on each side of it running up to those buildings.
The view from the fitness center will be beautiful once construction is complete, looking out over the outdoor amphitheater and onto the forested hills.
In a very exciting development, the equipment for Innsbrook's first-ever children's playground arrived on November 19!
This is part of the main feature of the playground - a large, life-like, two-story tree structure to climb on, in and around!
There is also equipment geared for use by younger kids, like a log tunnel to crawl through.
A special touch, designed just for our property owners and their children, is a number of 3D animals hidden throughout the playground, including lizards, a fox, squirrels and more!
Please remember: This entire area is still a construction site, and use of the playground is not permitted until the complex opens in 2016.

Windows have been installed in the East building.

The electrical work is about 80 percent done in this building and plumbing work continues.
Here is the progress being made on the West building on October 30:
The roof of the West building is being shingled this week.
In addition, the retention pond is complete, as well as the surface area for the seating and stage in the concert field. Dirt work in the parking lot area is nearing completion this week.

Concrete was poured into the zero-entry portion of the swimming pool on October 19:
The interior walls of the West building are being framed.
And the overhang in the concessions area of the West building is taking shape.
The trusses are being added to the West building, a project that should be completed today!
October 9, 2015
Roofers began adding shingles to the East building on October 8.
And, even with the massive size of the roof, they finished the entire thing by the end of the day!
The concrete in the lazy river is drying up quite nicely.
The concrete slab for the floor of the West building was poured on October 8, as well.
October 2, 2015
Not only do we have walls at the East building, we now have a roof!
Trusses were set on September 30 and the roof was completely sheathed by October 2. The roofers started installing shingles on Wednesday, October 7. Electricians came to start their work on the East building on October 2.
Concrete was also poured in the lazy river portion of the swimming pool:
The concrete will have to set for a few weeks before the pool crew can begin adding tile, etc., to the river.
They poured the slab for the floor of the West building on Thursday, October 8. Then, you can expect to see the walls frame and erected at that location.

Drumroll, please... We have walls at the East building!
Or, at least we have the start of walls. The interior of this building is taking shape.
They've accomplished a lot, and there is still plenty more work to come for this building! These trusses are 54 feet long and one will be placed every two feet:
The crane is coming to do that job on September 30.

The subfloor of the East building is complete.
Next week, we plan to see the walls go up! The carpenters have started to lay them out.
They've done a bit more work on the entrance building that sits between the East and West buildings.
Our excavation contractor will be back next week to start moving additional dirt to build up the area east of the East building for the parking lot and playground area.

The floor joists of the East building are in!
The basement of this building will be the activities hub, where we’ll keep everything we need to throw Innsbrook Owners’ Association events. It will also house the plumbing system for the pool and lazy river.
The upper level of the building will house the new state-of-the-art Fitness Center, laundry facilities, multipurpose room, family changing rooms, locker rooms, showers and office space.
Construction on the West building has started, with the completion of the footings for the building’s foundation.
The West building will consist of the concessions area, kitchen, men’s and women’s restrooms and storage. The plumbers should be back soon for the rough-in at the West building.
The lazy river feature of the pool was dug and rebar and gravel were added in preparation for pouring concrete.
Construction on the entrance building that sits between the East and West buildings has begun.

The footings of the West building's foundation have been poured.
September 9, 2015
The construction crew finished pouring the retaining walls on the south end of the East building.
Steel beams and floor joists were delivered on September 8 and we should start to see the East building being erected.
The footings on the West building will be dug this week or next as that foundation will start to take shape. We should also see our excavator contractor back soon to start the completion of our finished site: leveling for the parking lot, playground and remaining amphitheater grounds.

The site of the new amenity complex south of Meadow Valley Dr. has been a hive of activity. The foundation of the East building has been built and waterproofed, the lazy river is completely dug, and electricians and plumbers have been readying the behind-the-scenes infrastructure. What a fun-filled summer it has been at Innsbrook! We've truly enjoyed seeing so many of you at our various events, and all the time you and your family have spent with us so far this year.
Though there is still plenty of fun to be had at Innsbrook in 2015, we know that many of you are looking ahead to the summer of 2016, when the first phase of the new swimming pool amenity complex will be ready to enjoy.
In the last week of July, conditions were finally dry enough to allow the construction crews to begin digging and pouring the footings of the East building, which will house the fitness center, multi-purpose rooms and bath and shower areas for the pool. On Thursday, August 6, workers poured the south end footing and short wall, and since then they have started putting up the forms for the walls for the basement.

It's exciting to see the actual structure of the building take shape as the materials come in!
Soon after the foundation is complete and the area is back-filled with dirt, the construction crew will begin digging the pool and pouring footings on the West building (weather permitting, of course! No more rain, please!). We expect to see this work on the pool begin in the next couple of weeks.
Things are progressing steadily at this point and we look for that to continue throughout the year!

Have you been out to the site of the new amenity complex recently? A lot is happening! The first part of June gave us some great weather, which means we've been able to make some good progress on our new recreational facility.
Work began on the road that will turn off Arlberg Pass and lead visitors to the parking area for the swimming pool and Fitness Center. Rock was laid for the entire length of the road.
The pool plateau is built and the basement is dug.
We are hopeful that the week of June 22, we’ll be able to start digging the footings for the East building, which will house the fitness center, multi-purpose room, locker rooms and a meeting room.

With very little rainfall in the last weeks of April, the crew was busy furthering progress on the new amenity complex. Here is an aerial photo of the site on May 4 to give you an idea about the large scale of this project. Once the soil is compacted enough, the building of the foundation for the recreation building (located at the top of the photo) can begin. The darker area at the bottom left of the photo is being lowered for a water feature. The gravel road you see going across the photo is the new Arlberg Pass.
April 2015
April has been an exciting month for the new amenity complex! Workers have been at the site moving dirt from the area that will become the new water feature to the area where the pool/fitness center building will be constructed. Working in between a couple bouts of rain we received this month, they moved dirt every day the week of April 13 and completed soil compaction testing on April 17.
The area on the left side of the photo will become a water feature. On the far right, the pool facility will be constructed.

We also made progress on other aspects of the project, including securing a necessary permit from the U.S. Army Corps of Engineers.

It is with heavy hearts that we announce that the pool will not be open this summer season.
The main contributors to the delay have been weather, permitting and design.
Certain new processes implemented by applicable government agencies have made it clear to us that we need additional approvals to move forward with this project, and until we get that approval we cannot proceed. We have never run into this before..... and it came as a total surprise.
While waiting for the weather and permitting issues to be resolved, we have been able to take that additional time to further improve the design of the facility. Through every snowfall (and melt) we remained optimistic that - with a little “Innsbrook-luck”- we would make enough progress to open the pool this summer. Unfortunately, the weather, coupled with the permitting issues, has closed that window of opportunity.
What do we need to start construction?
- Cooperative weather
- Approved permits
- Finalized designs
Once these conditions are met, we are confident that the pool facility will be on a six month construction schedule. We will keep you informed of the progress on our website and again in the spring Innsight newsletter.
We only have one chance to get this right and we are committed to making it the best it can be for our property owners.

After many days of weather-related delays, the crew was back on the scene in the last week of January, moving more dirt in preparation for the pool building.
Here is what the rendering for that portion of the amenity complex looks like:
This area will house meeting space, the fitness center, food and beverage outlet, bathroom and shower facilities and storage rooms.
Two previously-unnamed roads will also be christened with the opening of the amenity complex: Arlberg Pass (shown below in teal) will skirt the facility grounds on the east and south, connecting Meadow Valley Drive to Stracks Church Road. After crossing Stracks Church Road, Arlberg Pass turns into Tyrolean Way (shown in orange):

Several delays have unfortunately pushed back the opening date of Memorial Day 2015 that we were initially aiming for, including weather freezing out construction a few short days after breaking ground. Rest assured that we are just as excited about getting the new facility open as you are, and we’re diligently working on moving the project forward.

December 16, 2014 was the first official day of work on the new amenity complex! This is the area where the pool and pool building will be. They're moving the top, softer layers of soil to get down to more solid ground.
November 2014 - Groundbreaking Event
On Saturday, November 22, our property owners and Innsbrook leadership gathered at the site of the new amenity complex to officially break ground on the project.
