The Alpen Vista

The Alpen Vista display home (now SOLD) at 2494 North Alpine Hills Drive is a gold-level certified green home through the National Association of Home Builders.

This home is a wonderful combination of luxury and relaxation in a comfortable setting. The home’s finishes create a warm, inviting atmosphere. The abundance of windows allows for fantastic views, which give owners a phenomenal natural canvas that changes with the seasons.

A New Shade of Innsbrook Green
Since the development started in 1971, Innsbrook has always lived, worked, built and played by the motto “In Harmony with Nature.” And now, with earth-consciousness, conservation and “green” ideas at the forefront of today’s society, it’s only natural that we are making more concerted efforts to turn our motto into determined practices.

Our green-building mission began with Innsbrook’s four committees that were dedicated to overseeing the construction of the home: the Innsbrook Green Initiative Committee, the Innsbrook Architectural Review Board, the Innsbrook Planning and Zoning Committee, and the Innsbrook Construction Department.

Through the National Green Building Program, the National Association of Home Builders is helping its members move the practice of green building into the mainstream.

Why Are Green Homes Important?
Green homes incorporate environmental considerations and resource efficiency into the building and development process to minimize environmental impact. The design, construction and operation of a home must focus on energy and water efficiency, resource-efficient building design and materials, indoor environmental quality, and must take the home’s overall impact on the environment into account. Many of these processes and technologies happen behind the scenes and behind the walls.

Key Green Components of Our First Green Home, The Alpen Vista
Energy-Efficient Features
The Alpen Vista is certified through the International Energy Conservation Code and meets criteria for an EPA EnergyStar Home. You’ll find 2”x6” exterior walls with blown-in insulation, foam sealing of all openings, raised heel trusses to allow for R-50 insulation, and high efficiency Bryant® heating/cooling systems. EnergyStar-rated materials are used throughout the home, including Whirlpool® appliances, high-performance Care-Free® vinyl windows, plus a lighting package boasting EnergyStar fixtures and CFL bulbs. All of these combine to lower your energy bills. It’s a real savings!

Water-Efficient Features
Fixtures such as low-flow showerheads, faucets, body sprays and toilets by Kohler®, and EnergyStar-rated appliances such as Whirlpool® dishwashers all help to conserve water.

Resource-Efficient Features
Resource efficiency means choosing materials with “Reduce-Reuse-Recycle” in mind. For example, the home’s orientation and design take advantage of natural daylight, which helps reduce lighting needs and saves energy costs. This home was also constructed with renewable materials (a renewable resource is that which can be replenished at a rate greater than its consumption). These materials include PEX® piping, vinyl shake siding by Alcoa®, Centurion® cultured stone, Rollex® aluminum soffit and fascia, and composite decking.

Indoor Air Quality Features
Our Bryant® heating, air conditioning and ventilation system (HVAC) was appropriately sized to create an efficient and ventilated home. Paints and finishes with low Volatile Organic Compounds, or VOCs, were used. VOCs are basically air pollutants, which is why it is important to have a home constructed with products that made with no or low VOCs. Gulistan® carpet (Green Label Plus) was installed, which is a Green Label product. Green Label, administered by the Carpet and Rug Institute, is a certification for carpet, adhesives, cushions and vacuum cleaners that emit low levels of VOCs.

Outside the Home
In this green home, care was taken to preserve trees and other vegetation native to the area. Only the necessary trees were removed for construction. As well, trees were chipped on site and reused for paths around the property and for erosion control. The landscaping contains drought-tolerant plants.

Your Surroundings at The Alpen Vista
Innsbrook is a natural paradise with more than 100 lakes and 7,400 acres. In 1999 the resort became the first resort in the continental United States to become a certified sanctuary through Audubon International. In 2000, our golf course followed suit. Since this time, both have continued to gain recertification for each category, including Environmental Planning, Wildlife Habitat Management, Resource Conservation, Waste Management & Outreach and Education.

Plus, there are 300 kinds of wildflowers growing throughout the Innsbrook community, and you’ll find a wealth of them around the property at The Alpen Vista. A variety of mature hardwoods can also be found on the lot’s 2.1 acres.
